The long term rental process:
Firstly you will need to decide on your requirements in terms of location, features, size, nº of bedrooms, budget, furnished or unfurnished? etc. Once we have this information we can filter down to your ideal property.
Once you have chosen your rental property the next step will be to negotiate the lease conditions, these include:
- Monthly rental amount (some properties may be negotiable and others will be fixed, we will advise in each case)
- Amount of rental deposit (this is typically equivalent to 2 months rent however the owner will set his conditions)
- Duration of rental contract (for long term rentals we usually take a min. of 11 months however it is up to the owner to decide on a min. rental period
- Amount of upfront monthly payments (usually rent is paid up front from a min. of 1 month to the entire lease, this again depends on each owner but typically it is between 1 and 6 months)
- Utilities (Typically all fixed costs are paid by the owner and all variable costs are paid by the tenant, however this does depend on the owners requirements)
